How to compare prices and warranties?

Compare equivalent scopes: removal, deck, insulation, covering, connections, waste, access and taxes. Ask about exclusions and change authorization. Distinguish material, workmanship and system warranties. Read maintenance obligations, limitations and claim responsibility before signing.

What to prepare for a permit or condominium project?

Gather the address, dimensions, proposed materials, access and scope. Check requirements with the relevant municipality. For a condominium or shared roof, clarify responsibilities and required approvals before commissioning work. Plan occupant communication and protection of commercial operations.

How to check a contractor and prepare the site?

Check company identity, applicable licensing, insurance and references for comparable projects. Request a written contract, payment terms and a site contact. Clarify access, protection, deliveries and cleanup. Accreditations and awards should be verifiable; they do not replace a clear scope.

Area, slope and lifespan: what limits estimates?

A footprint does not always equal the developed area of a sloped roof. Upstands, openings and cutting waste also affect quantities. Lifespan depends on installation, exposure, drainage and maintenance. Ask for calculation assumptions; a market average is neither a diagnosis nor a warranty.
